Rankin and Kathryn Bell bought the Kingswood in 1986 and have run the hotel themselves ever since, making it one of the longer-held family hotels on this stretch of the Fife coast. It sits on Kinghorn Road between Kinghorn and Burntisland, set in around two acres of gardens and woodland with views across the Firth of Forth towards Edinburgh, including a secluded area known locally as the Secret Garden. Rooms are let for overnight stays and the hotel operates as a licensed wedding venue, with its Tall Trees Restaurant serving both residents and outside diners. The Bells' long tenure has kept the hotel independent of the larger hotel groups operating elsewhere along this coastline, and family members remain involved in its daily running.
