Sam Harkness converted an eighteenth-century millworker's cottage on Houghton Hill, between St Ives and Huntingdon, into Eagle Mill, adding a purpose-built, architect-designed extension to house seven individually named guest rooms. Rooms include the Great Ouse, Cam, Abbots Ripton, Hartford, Hemingford, the Houghton and Wyton, several with free-standing baths, rain showers and reclaimed wood flooring, and two more recent suites added among the orchard trees. The three acres of garden, orchard and paddock surrounding the cottage give most rooms a private terrace or a view over the grounds rather than a car park or road. Bookings are taken directly through the property rather than a hotel chain's reservation system, and late check-out until midday can be arranged on request rather than a fixed policy.
